What’s different here
What does rent cover?
One all-inclusive monthly rent covers your private bedroom, all utilities (electric, gas, water, sewer and trash) and fiber internet, so there are no utility accounts to set up and no bills to split. It also covers driveway or street parking and shared use of the kitchen, laundry, living areas and yard. Your rent stays the same for the length of your lease. Garage parking is optional at $100 per space per month.
How do individual leases work?
Each bedroom has its own lease. You’re responsible for your own rent, not anyone else’s, and nobody has to co-sign for you. Damage to shared areas that can’t be traced to one resident is split among residents, as set out in the lease.
How long are leases?
Leases run a minimum of six months. Tell us the dates you need when you inquire (for example, a course report and graduation date), and we’ll set your lease dates around them.
What if I get orders or deploy?
Your lease can be terminated in accordance with the Servicemembers Civil Relief Act (SCRA). Give us written notice and a copy of your orders, and we’ll handle the rest under the statute.
Can I see it before I sign?
Yes, in person, or over a live video walkthrough if you can’t visit yet.
How does the referral work?
As a resident, you get a $500 credit toward your next rent payment for each person you refer who signs their own lease and moves in. The referral has to be named in writing before that person applies. They go through the same screening as every other applicant.
The house and amenities
Is the room furnished?
No. Bedrooms are unfurnished, so bring your own bed and whatever else makes it yours.
What shared spaces and amenities are there?
About 1,800 sq ft of shared space: multiple living areas, a home theater room, the kitchen, a washer and dryer, and a backyard with a patio and deck with room to grill. A Peloton bike is in the home for residents to use. Shared amenities are provided as available under the Amenities Addendum to your lease.
What’s the internet like?
Gigabit fiber is wired into every bedroom, with Wi-Fi throughout the house, and it’s included in rent.
Where do I park?
Driveway or street parking is included in rent. The garage has two spaces you can add for $100 per space per month, first come, first reserved, under a separate garage addendum to your lease.
Are pets allowed?
No pets, but assistance animals, including service and support animals, are allowed. Mention it when you inquire and we’ll make sure your lease reflects it.
