How it works
Each private bedroom is rented on its own individual lease in a spacious 2,800 sq ft home, with about 1,800 sq ft of shared common space: multiple living areas, the kitchen, laundry and a backyard with a patio and deck. Driveway or street parking is included in rent. Garage parking is optional, at $100 per space per month (2 spaces, first come, first reserved).
Rent is all-inclusive. Electric, gas, water, sewer, trash and fiber internet are covered, so there are no utility accounts to set up and no bills to split with housemates. Your rent stays the same for the length of your lease.
Keep more of your BAH
All-inclusive rent runs $950 to $1,300 a month, less than renting a one-bedroom apartment alone at nearby mid-range complexes once their utilities and fees are added. As an example, here is roughly what would remain each month at the 2026 BAH rate for an O-1 without dependents in Colorado Springs:*
- Airplane Room, $950 a month: about $1,009 left over (52% of BAH)
- Tree Room or Northwest Room, $1,100 a month: about $859 left over (44%)
- Master Suite, $1,300 a month: about $659 left over (34%)
