OTCLaunchPads is operated by Apollo Properties 7095 LLC, a Colorado limited liability company ("we", "us"). This page sets out our fair housing policy, how to ask for a reasonable accommodation, your rights around tenant screening, and what information this site collects.
Fair housing
Apollo Properties 7095 LLC, which operates OTCLaunchPads, is an equal housing opportunity provider. We follow the federal Fair Housing Act, the Colorado Anti-Discrimination Act and all applicable local fair housing laws in advertising, showing, screening, leasing and every other part of renting our homes.
Protected classes
We do not discriminate against any person on the basis of:
- Race or color
- Religion or creed
- Sex, sexual orientation, gender identity or gender expression
- National origin or ancestry
- Disability
- Familial status, including households with children under 18 and people who are pregnant
- Marital status
- Source of income, including housing vouchers and other lawful income
- Veteran or military status
- Any other class protected by federal, Colorado or local law
Our homes are marketed for their location near Peterson and Schriever Space Force Bases, and our pricing examples refer to military housing allowances. That describes the property, not who may rent it. Every applicant is welcome and screened by the same written criteria.
Filing a complaint
If you believe you have experienced housing discrimination, please tell us so we can address it. You also have the right to file a complaint with either agency below.
- Colorado Civil Rights Division: ccrd.colorado.gov, 303-894-2997
- U.S. Department of Housing and Urban Development (HUD): hud.gov/fairhousing, 1-800-669-9777
Reasonable accommodations and modifications
If you have a disability, you may ask for a reasonable accommodation in our rules, policies or services, or a reasonable modification of the premises, at any time, including while you apply. Our no-pets policy does not apply to assistance animals, including service and support animals. Send requests through our contact form.
The same goes for this website: if any part of it is hard to use with your browser or assistive technology, contact us and we will get you the information another way.
Tenant screening
- The prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in Section 38-12-902(2.5), Colorado Revised Statutes; and
- If the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: charging the prospective tenant a rental application fee; or charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.
Privacy
What this site collects, why, and what you can ask us to do with it.
What we collect
When you send an inquiry. The inquiry form asks for your name, email address and message, and optionally your phone number, move-in date and the room you are interested in. We store your inquiry on the site and receive a copy by email so we can reply.
Spam protection. To block automated spam, the form records how long the page was open before sending, and uses your IP address to limit how often one device can send an inquiry. That limit is kept for a few minutes and then discarded.
Browsing the site. We count visits with Koko Analytics, which runs on our own website, uses no cookies, and does not send data to anyone else. It records anonymous totals, such as how many people viewed each page and which site referred them, and does not store your IP address or identify you. We do not run advertising trackers. Like any website, our hosting provider's servers log basic request information such as IP address, browser type and pages requested, for security and troubleshooting.
How we use it
We use what you send only to answer your inquiry, schedule a showing, and discuss renting a room. We do not sell your information or share it for marketing. If you go on to apply for or rent a room, the lease and application process have their own terms.
Third-party services
- Google reCAPTCHA runs on pages with the inquiry form to tell people from bots. It collects hardware and software information, such as device and application data, and sends it to Google for analysis. Your use of reCAPTCHA is subject to Google's Privacy Policy and Terms of Service.
- OpenStreetMap map tiles are loaded from OpenStreetMap's servers to draw the maps. Your browser's request, including your IP address, goes to OpenStreetMap under its privacy policy. The maps show the general area of each home, never a street address.
- Google Fonts supplies the site's typefaces, so your browser requests them from Google, which sees your IP address.
- Email delivery. Inquiry notifications are sent through our email provider so they reach our inbox.
Cookies
The site does not use cookies to track you. After you send an inquiry, it keeps your name, email, phone number and move-in date in a cookie on your device for 10 minutes, so a second inquiry needs less typing. The site's login page uses cookies for the site administrators. Google reCAPTCHA may set its own cookies as described in Google's policy.
How long we keep it
We keep inquiries as long as needed to respond and to follow up on a rental, and delete them when they are no longer needed. You can ask us to delete yours at any time.
Your choices
You can ask for a copy of the information we hold about you, ask us to correct it, or ask us to delete it. Reach us through our contact form and we will respond within 30 days.
Children
This site is intended for adults looking to rent housing and is not directed to children under 13. We do not knowingly collect information from children.
Changes
If we change these policies, we will update the date at the top of this page.
